The real power & water story in GN projects
Marshal Green View — I'm looking at a unit there, but as someone in real estate, I know brochure promises are different. Power backup ka kya scene hai? Full flat backup ya sirf common areas? Aur water supply, tanker pe depend karta hai kya? Builders don't tell you the real picture. Elevator maintenance response time bhi important hai.

I've heard mixed reviews for Marshal Green View. Some say it's value for money given the location, while others complain about the quality of internal fittings. Total units are only 60, so it's a relatively small society. This can mean better community management but also less bargaining power with service providers. Check the RWA's financial health, that's crucial for maintenance.
I almost booked a flat in a project near Ajayabpur a few years back, and they also promised 24/7 power backup. Turns out, it was only for common areas and a few light points. My friend who lives there now says they regret not asking more specific questions. Always get it in writing, guys! And even then, cross-check with existing residents. Marshal Green View might be completed, but the builder's reputation for after-sales service is key.
Your experience resonates so much! Builders ka toh yahi rehta hai. In current market conditions, where many projects are delayed, older completed ones like Marshal Green View look appealing, but we need to dig deeper.
2016 ka possession hai, toh old project ho gaya. Maintenance charges kaise hain phir? Usually, older projects mein zyada hote hain.
Sahi kaha U3! My cousin lives in a similar age project near Alpha II, Greater Noida. Unke maintenance charges har saal badhte ja rahe hain, aur facilities utni improve nahi hoti. Marshal Green View ka bhi same scene ho sakta hai. Builder ko to ek baar bech ke nikalna hota hai.
Exactly my fears! I'm also a first-time buyer and these hidden costs and issues are what keep me up at night. I saw Marshal Green View's price, it looked attractive, but these things are crucial. Thanks for raising this, U1. What about the build quality generally?

Anyone living there or booked a unit, please share your honest experience. It's a completed project from 2016, so residents must know the ground reality.
I visited a friend there last year. Power backup is definitely not full flat. They have a generator, but it struggles with ACs. Water supply was okay during my visit, but my friend mentioned sometimes they have to call for tankers, especially when the main supply from GNIDA is low. Elevator maintenance is decent, but sometimes takes a day or two for major issues. Generally, the society is well-maintained for an older project, but don't expect luxury services. Price range ₹41 L – ₹46 L for a 2016 project seems fair though.
Bhai, you're spot on! Brochure mein sab gold hota hai, real life mein it's a struggle. Marshal Green View ka power backup common areas tak hi limited hai most of the time. Flat ke andar inverter lagana padega. Water supply bhi kabhi-kabhi issue karta hai, especially summers mein.
