The real price of a Rajkot flat no one tells you

Visited Ansal API's Krishna Kunj project near 150 Feet Ring Road last weekend. Honestly, fed up of renting and my landlord just hiked rent again. They quoted around ₹65L for a 2BHK in Mota Mava. But then there's stamp duty, registration, and this PLC charge which just keeps adding up. Not sure if that includes parking or the society maintenance setup fees. Are there always these hidden charges that only pop up when you're almost done, or am I missing something upfront? I'm trying to figure out the true all-in cost. How much can you actually negotiate off the quoted price in Rajkot, or is it mostly fixed? Any tips on what to look out for in the agreement to avoid last-minute surprises?
