The real rental yield numbers in Bengaluru

Budget finalised, loan pre-approved — now stuck on which sector. I work in real estate, but buying for myself feels different. What *real* rental yields are you guys seeing in Whitefield or Sarjapur Road? Builders promise 4-5%, but I'm hearing closer to 2.5-3% for a 2BHK around ₹1.2Cr. Is Prestige or Sobha better? Should I even consider buying over renting right now?
