posted on 7 MayThe real risk in Hyderabad's 'hot' localities for 2026
Since early this year, I've seen some crazy price jumps in Hyderabad, especially for 3BHKs in the 1.5-2.5 Cr range. From my experience tracking the market, everyone's glorifying Kokapet and Narsingi, but honestly, those prices feel inflated for 2026. We're looking at potential corrections there. Is it just me, or is the market betting too hard on continuous IT growth without considering repo rate impacts? I'm betting on areas near the RRR, maybe even places slightly past Tellapur, for real appreciation over the next two years, not the usual suspects. Tolichowki, for instance, seems stable but won't see the leaps. Where's the calculated risk now, if not in these periphery areas? Change my mind.

Yaar, I completely agree with the original post. My broker is pushing Kokapet hard, saying prices will double by 2026. But for a 3BHK, 2.2 Cr is already my absolute max. Kya sach mein itna jump aayega ya bubble ban raha hai? I'm so confused. Should I wait?
Bhai, same pinch! My agent also showed me a flat in Narsingi, 1.8 Cr for a small 3BHK,
