posted on 17 MayThe real ROI calculation for Pune under-construction
Capital appreciation is the real game, not just rental yield. Fed up of renting, planning to finally invest in Codename Parivar. What's the realistic capital appreciation forecast for this project? Current price ₹54L-₹57.34L seems okay, but resale potential kitna hai? Rental income EMI cover karega kya? Long-term ROI ka kya scene hai?

54L for a new project in Pune? Thoda high side pe lag raha hai, especially for a first-time buyer. Resale value ka kya guarantee hai?
Be very careful with under-construction projects, especially first-time buyers. Builder ka track record dekhna bahut zaroori hai. I've seen so many projects get delayed indefinitely, aur fir interest aur rent dono bharte raho. RERA number toh hai, but still, due diligence is a must. What about the builder's past projects, possession history?
While delays are common, U3, I checked the RERA portal. The RERA numbers are P52100046743 (B Building) and P52100046609 (D Building). They seem to be compliant so far. But yes, past project history is critical. Maybe someone here knows more about this specific builder's track record for possession?
Exactly! RERA number toh bas ek formality hai ab. Delays are common.
U3, you're right. Builder ka reputation is everything. I've seen their previous project in Amanora Park Town, it got delayed by almost a year. That's a huge red flag for me.
Bhai, I feel you! Renting is a money pit. Codename Parivar sounds interesting, especially with that price range. But yeah, capital appreciation is key. Is this project in a good growth corridor for Pune?
U2, I think it's a mixed bag. While connectivity is improving, the immediate surroundings are still developing. My friend bought in Akurdi a few years back and saw good appreciation, but that area was mature. Here, you're betting on future development, which can be risky for capital appreciation. Rental yields might be okay if there are enough offices nearby.
Growth corridor toh hai, but competition bhi bahut hai. Supply high hai.
Haan, U2, location is decent. It's near some IT hubs. But I heard traffic is getting bad there. Is it worth paying a premium for that?
