The real shock of older society RWA fees in South Delhi

South Delhi – been eyeing this area for a compact 2BHK. Kids are out, don't need our big house anymore. Looking to sell our current place and downsize. My budget is around ₹80L-1.5Cr for a 2BHK. Want a good society, an elevator is a must, and low maintenance is key. Hospital proximity too. Many older builder floors or DDA societies in areas like Saket or Sarita Vihar look appealing price-wise. But I've found their actual maintenance costs and hidden repair funds can be deceptively high. Saw one place near Max Saket; beautiful 2BHK for ₹1.2 Cr, but the RWA charges were almost ₹10k/month, plus a pending lift upgrade fund. Always ask for past two years' society accounts before even thinking about an offer. It’s a real eye-opener. Don't just trust the broker's figure. It makes a huge difference to monthly outflow.
