Since January I've been shortlisting flats, mainly around Sarjapur Road and Yelahanka. Namma Metro Phase 2/3 and the PRR expansion sound great for future appreciation, right? But yaar, from my experience, these infra projects always face massive delays. Is it just me, or completion timelines for things like Airport Terminal 2 also seem a bit... optimistic? Thinking about investing near these corridors for future appreciation, but not sure if the promised ROI will actually pan out given the uncertainty. Has anyone seen real, on-the-ground progress that makes these timelines believable? Or should I just stick to ready properties?

Exactly! Airport Terminal 2 ka bhi same haal hai, looks fancy but real impact toh tab hoga jab connectivity smooth ho. Infra projects are a gamble for sure.
Honestly, I think a little patience pays off. Yes, delays happen, but the direction of growth is clear. Bengaluru is expanding, and these infra projects will eventually complete. Buying now, even with delays, might still be better than waiting for ready properties where prices are already inflated. Just do your due diligence on the builder's track record, not just the government projects.
So true! Builders just show fancy renders and talk about 'future potential' but the reality is always different. Frustrating!
Totally agree with the risk part. My brother bought a plot near Adigara Kallahalli hoping for PRR benefits. Abhi 5 saal ho gaye, no sign of PRR completion near his plot. His investment is just sitting there. Builder ne toh tab bade sapne dikhaye the.
I get your point about patience, but current market conditions are also tricky. Interest rates are high, and property prices in Bengaluru are already very steep. 'Patience' can mean paying EMIs for a property that isn't appreciating as fast as promised, or worse, facing rental income loss if it's an investment. It's a huge risk for first-time buyers.
Haan yaar, the optimism is sometimes hard to believe. I was looking at a project in Aavalahalli, they were selling on the promise of the Peripheral Ring Road making it super accessible. But PRR toh kab se pending hai. Lagta hai ready properties hi better option hain, at least wahan future ka guessing game nahi hota.
Bhai, you're not alone. I booked a flat near Yelahanka last year, builder promised completion by Dec 2024, citing Metro Phase 2B. Now I hear it's delayed till 2026! What's the point of RERA if these timelines are never met? Is there any way to check actual progress on these infra projects beyond what the builders show?
Yeah, official websites are good, but even those can be slow to update. Best bet is to actually visit the site or talk to people living nearby. Mera experience toh yahi hai.
Sahi kaha bhai, RERA kaafi had tak builders ko discipline mein laaya hai, but government projects pe uska control nahi hai. Metro ya PRR ka actual progress dekhna hai toh BMRCL ya BDA ki official websites check karo, ya phir ground pe jaake dekho. Builders toh bas projections bechte hain.
Totally relate to this! Sarjapur Road pe flats dekh raha hu main bhi, aur har builder bolta hai Metro aayegi, PRR banega. But jab ground reality dekho toh kuch aur hi dikhta hai. Mera ek dost Akshayanagar mein liya tha, usko toh 2 saal late possession mila.
