₹90 lakh for a 3BHK in Narsingi sounded great. Pre-launch mein hidden costs itne hain. My Home Constructions ka brochure kuch aur tha, actual mein kuch aur mila. I'm upgrading from 2BHK. Is 'early bird discount' just a builder ka trap? Anyone else faced this?

Totally relate! I almost fell for a similar trap with a builder near Attapur. They quoted one price for a 2.5BHK, but later added 'floor rise charges', 'view premium', and 'clubhouse membership' jo brochure mein

Exactly! Base price is never the final price. Always ask for the 'all-inclusive' cost.
U6 is right. Ye sab common hai. They lure you with a low per sqft rate and then add these 'mandatory' charges later. Happened to my cousin in Begumpet with another big builder. It's a nasty surprise when you're already stretched thin on budget.
U2, mere case mein, My Home ne car parking, corpus fund, electrical meter charges, and even 'maintenance advance' ko hidden cost banaya tha. Brochure mein sirf base price aur GST mention tha. Total mein 8-10 lakh extra lag gaye, jo budget se bahar tha. Builder ne bola 'industry standard hai' but it felt like a bait and switch.
Haan bhai, My Home ka toh yahi haal hai. Pre-launch sirf dikhawa hai, they just want to block your money early. Totally understand your frustration.
