The RERA illusion: what nobody talks about in Bangalore

Two years ago I'd have laughed at these prices, but now I'm seriously looking at a 3BHK in Whitefield or Sarjapur. Everyone glorifies RERA, but honestly, is it actually effective for us buyers? I work in real estate, I know what builders like Bhartiya Urban don't tell you. The RERA registration number dikhta hai, but kitna deep check karte ho actual compliance? Matlab, just having a number doesn't guarantee anything, right? And the title verification, it's the biggest skip most people make. I've seen so many cases where buyers ignore encumbrance certificates until it's too late. Is RERA only good on paper for complaints, or does it genuinely help if a project like BSR Paradise Layout gets delayed? Change my mind.
