Did a site visit to The Sunrise Apartment last Saturday and it felt... different. My budget is around ₹70L for a 2BHK. The carpet area felt a bit tight for what they're quoting, honestly. Not sure if it's just me or if others felt the same about the layouts. Also, how's the daily commute from there to major work hubs? And what about schools and markets nearby? My parents keep saying location is everything, but I'm just trying to figure out if it's genuinely a good place to live long-term. Ab samajh nahi aa raha.

The Delhi-NCR market is quite tricky right now, especially for COMPLETED projects. Builders often quote a premium for ready possession. With only 6 total units, it's a very small project, which might explain the 'Not Applicable' RERA status if it's an older, smaller development or has some exemption. But for ₹70L, make sure you're not overpaying just for immediate possession. Always compare with similar sized projects in the vicinity. Don't let the fear of missing out push you into a deal that feels off.
Hey, what's the RERA number for The Sunrise Apartment? And possession date toh October 2024 hai na?
RERA 'Not Applicable'? That's a bit concerning for me. Does that mean it was completed before RERA came into full effect, or is there some other reason? For first-time buyers like us, RERA protection is a big deal for peace of mind. I'd definitely dig deeper into that.
Yes, possession is indeed 2024-10-01. As for RERA, it's 'Not Applicable' for this project.
Honestly, I found the layouts to be decent, especially considering it's a COMPLETED project and you don't have to wait. The price range of ₹45 L – ₹80 L gives options. My priority was a ready-to-move-in place. Plus, the area is developing, so appreciation potential is there. Location wise, it's not bad if you consider the upcoming infrastructure.
Yaar, I had the exact same feeling about the layouts! It felt cramped for a 2BHK. What price per sqft did they quote you? For ₹70L, I was expecting a bit more breathing room. Yeh log sirf built-up area dikha ke confuse karte hain.
See, sometimes it's not just about the raw carpet area, but how efficiently the space is designed. But for The Sunrise, I agree, it felt like they compromised on room sizes to fit amenities. My friend recently bought in Anand Vihar and got better space in the same budget range. Maybe check out other options nearby too, don't rush into it.
They were quoting around ₹8000-₹9000 per sqft for a 2BHK, but actual usable space was so less. It's like they've tried to fit too much into a small footprint. I felt the same, bahut tight laga.

Commute depends on where your work hub is. If it's towards Noida or Gurgaon, it's a bit of a stretch, but for central Delhi areas, it's manageable. Schools nearby are decent, but nothing extraordinary. Market is okay, basic necessities mil jaati hain, but for bigger shopping, you'd have to travel a bit. My uncle lives near Alaknanda and says connectivity is similar.
Totally agree with you! Hum bhi gaye the, aur 2BHK ka space dekh ke laga ki 1BHK hi hai. Carpet area definitely felt less than expected, especially for the price range.
