The super area trap builders pull in Hyderabad is actually insane. I'm looking at 3BHKs, maybe a villa near Narayanguda. Salarpuria Sattva ke projects bhi dekhe. But the super area vs carpet area difference is shocking. Real usable space kitna milta hai? How do you guys verify carpet area before signing? Seems like a hidden cost, yaar.

U1, you're spot on about Salarpuria Sattva. I checked out their project near Narayanguda too, a 3BHK. The super area was like 1800 sq ft, but the actual carpet area they showed me was barely 1200 sq ft. That's a 33% difference! It felt so misleading, especially when you calculate the per sq ft cost on the super area. It inflates the price so much for space you don't even use. Is there any legal recourse if the carpet area is significantly less than promised after possession?
My friend booked a flat in Ameerpet, and after possession, the carpet area was almost 15% less than what was shown in the initial drawings and discussions. He tried to fight it, but the builder's agreement had a clause allowing for minor variations. He spent so much on legal fees and ultimately got very little compensation. It's
U5, legal recourse toh hai, RERA ke under. But getting justice is a long and tedious battle. You'll need solid proof – like the agreement copy, marketing brochures, and then an independent measurement report. Consumer court is another option, but again, be ready for a fight.
Totally feel your pain, bhai! I was looking at flats in Attapur a few months back, and the super area to carpet area ratio was just ridiculous. Like, 30-35% difference sometimes. It's like paying for air! Any tips on how to actually measure or verify carpet area before registration?
RERA documents pe pura bharosa mat karna. Builders ke agreements mein itne loopholes hote hain ki woh kaise bhi twist kar dete hain cheezein. Practical verification is the key, but kaun allow karega construction site pe?
Haan, jaise U2 ne poocha, it's a huge concern. RERA documents mein toh clearly mention hota hai carpet area, but builders often play around with what constitutes 'carpet area' vs 'exclusive balcony/terrace area'. Best bet is to get an independent surveyor to measure it before registration. But that costs extra, and not all builders allow it easily.
