Budget finalised, loan pre-approved for a 3BHK near Kumaraswamy Layout. Need space for the kids. Everyone glorifies total sqft but nobody talks about the super area trap. Builders like Keya Homes quote huge numbers, then carpet area is tiny. It's a total scam, paying for common areas. Should I only focus on carpet area pricing? Tell me why I'm wrong.

I get the frustration, and it's definitely a point to negotiate. But sometimes, a slightly lower carpet area percentage could mean better amenities or more spacious common areas like wider corridors, bigger lobbies, or more green space. It's not always a 'trap' if the overall project quality and amenities justify it. The problem is when builders cut corners on both and still charge for a huge super area.
This whole super area concept is just a way to fleece first-time buyers like us. Total scam!

Ideally, for a 3BHK, you should target at least 70-75% carpet area of the super area. Kuch builders toh 60-65% tak bhi le jaate hain, which is just bad. RERA mandates that they declare the carpet area clearly, but the common area calculation is still a grey area. I saw a project in Aavalahalli where they were giving 78% carpet area, which was excellent, but the price per sqft was also higher there.
Totally relate! I was looking at a property near Akshayanagar, and the builder (won't name them yet, but it's a big one) quoted a 'super built-up' area that was almost 40% more than the usable space. It's like they're charging for the entire building's lobby and gym proportionally to my flat size. How is that even fair?
That 40% difference is insane! I thought 25-30% was normal, but 40% is just daylight robbery. My friend got a flat where the carpet area was barely 65% of the super area. That's a huge chunk of money going into common spaces.

Bhai, you are NOT wrong! This is exactly what I've been struggling with. Keya Homes ka toh sunke hi darr lagta hai. I visited a project in Aavalahalli last month, they showed me a 1300 sqft 2BHK, but when I asked for carpet area, it was barely 850 sqft. Matlab, 450 sqft toh common area mein chala gaya? It feels like we're paying prime Bengaluru rates for thin air. Is there any way to actually compare projects fairly if every builder plays this super area game? My budget is already stretched, I can't afford to pay for something I don't even use inside my flat.
I agree completely. Builders just inflate the super area to make the per sqft rate look lower. It's a marketing tactic. You have to be super vigilant and get the carpet area clearly defined in the agreement. Don't fall for the glossy brochures.
Sahi baat hai yaar, comparison mushkil hai. Best way is to only compare carpet area prices. Forget super area.
