Does anyone else feel like CPA Homes' advertised super area is just a trick, giving less actual carpet area than Gaurs 6th Avenue, despite the price difference? I know builders play these games. Also, what's the real story with maintenance charges for both, and are we talking about ghost societies with high investor ratios? I'm buying for myself, and honestly, the thought of paying high maintenance for empty flats is a dealbreaker. Change my mind if CPA is truly better value for an end-user.

Bilkul yaar, CPA Homes ka super area toh ekdum jhol lag raha hai. Maine bhi site visit ki thi aur carpet area dekh ke laga ki Gaurs 6th Avenue mein zyada space mil raha hai, even with a slight price difference. Builders ki ye strategy samajh nahi aati, sirf numbers badha dete hain. End-user ko toh actual living space chahiye na. Aur maintenance ka toh darr hai hi, Noida Extension mein bahut societies hain jahan half-empty flats ka bill hum common buyers bharte hain. This 'super area' trick is definitely a dealbreaker for me too.
