Is pre-launch pricing for projects like S and S Group's in Whitefield actually a good deal, ya just marketing hype? We're looking for a 3BHK near ITPL for the kids' school admissions, and builder quotes are so confusing. They show one price, but then add so much. My main confusion is with this super area vs carpet area trap. Kitna difference hota hai yaar in actual cost? Like, if they quote ₹1.4 Cr for a 3BHK, is that based on super area, and then carpet area pe kitna kam ho jaata hai? Also, all these PLC, parking charges... it just adds up. Just trying to figure out the true all-in cost before we commit. Any experienced buyers on how to decode these numbers and if pre-launch offers are genuinely cheaper?

The ₹1.4 Cr quote is definitely for super area. Expect actual carpet area to be around 70-75% of that. So, effectively, you're paying much higher per sqft for the usable space. For a 3BHK, a good carpet area would be 1200-1300 sqft. Anything less than 1000 sqft is too small for a 3BHK, no matter what they quote on super area. S&S Group ka track record Whitefield mein mixed reviews wala hai. Check their previous projects' possession status and resident feedback carefully. Whitefield is already quite saturated with projects, and prices are on the higher side. Make sure the location near ITPL is actually good for school admissions, traffic can be a nightmare.
