Emaar Commonwealth Games Village – been eyeing this for an upgrade from my current 2BHK in Dwarka. What's the *real* price per sqft you end up paying for Emaar after all the PLC, club charges, and maintenance? My last purchase was a nightmare with hidden costs, honestly. Also considering Jai Bharat Apartment as a more direct ready-to-move option. Is the total cost of ownership for Emaar CGV justified, or is Jai Bharat a smarter bet for resale in say, 5 years? Trying to avoid another headache with unexpected expenses.

Jai Bharat ka status null dikh raha hai RERA pe. Matlab ya toh project stalled hai ya phir registration mein issues hain. Ready-to-move bol rahe hain toh bahut carefully check karna padega, bhai. Reviews toh kya hi
Emaar CGV ki location toh next level hai yaar, especially for connectivity. Dwarka se toh definitely upgrade hai. I've heard good things about the amenities too. But yeah, resale value 5 saal mein kaisi hogi, ye main bhi soch raha hoon. Koi idea?
Mujhe lagta hai resale value Emaar ki Jai Bharat se better hi hogi, given the brand value. Ek friend ne Ansal Villas mein property li thi 7 saal pehle, aur usne abhi becha hai. Uska experience tha ki brand name bahut matter karta hai. Emaar ka toh naam hai, Jai Bharat ka toh mujhe koi idea hi nahi hai, uska status bhi null dikha raha hai. Toh risk factor Jai Bharat mein zyada hai.
Resale ke liye location toh definitely king hai. CGV ka connectivity advantage hai. But current market mein resale mein returns thode slow hain, especially for premium projects, unless you hold for 7-10 years. 5 saal mein shayad utna jump na mile jitna pehle milta tha.
Emaar CGV ka naam sunte hi darr lagta hai. My friend bought a flat there, aur bhai, jo hidden costs nikle na, PLC, club membership, parking, IFMS... sab milake almost 15-20% extra pad gaya final amount pe. Dwarka se upgrade toh theek hai, but make sure you get a *detailed* cost sheet. Jai Bharat ka pata nahi, but Emaar ki reputation toh aisi hi hai for extra charges. Bahut careful rehna padega.
Sahi baat hai, but kya yeh charges har project mein nahi hote? Ya Emaar mein kuch zyada hi hain? Konsi cheezein hain jo negotiation ke bahar hoti hain Emaar mein, jo avoid nahi kar sakte?
Haan bhai, Emaar ka yahi scene hai. Been there, done that. Mera bhi budget hil gaya tha.
