My lease ends in 2 months. As someone in real estate, I'm telling you: direct landlord deals in Chandigarh, Zirakpur, Mohali are almost impossible. Brokers gatekeep everything. Everyone says avoid them, but kaise? Change my mind.

It seems like the 'direct landlord' dream is mostly just that – a dream, at least in Chandigarh and surrounding areas. The convenience brokers offer, even if it comes at a cost, is sometimes hard to beat when you're short on time and energy. Maybe we just need to accept it as a part of the rental process here. But then, it feels like we're being exploited. What's the absolute minimum brokerage one should expect to pay in Chandigarh for a decent 2BHK? Is it always one month's rent?
The problem is even worse in developing areas like Mullanpur Garibdass or parts of New Chandigarh. Builders themselves often have tie-ups with specific broker networks to offload their inventory faster. So, from day one, every unit, whether for sale or rent, is routed through them. There's no organic way to find owners because the entire ecosystem is built around these middlemen. Plus, with the current influx of people, demand is so high that landlords don't need to go out of their way to find tenants; brokers bring them directly.
Yeah, it's a tight network. Be careful, some brokers will show you the same property multiple times with different names.
Spot on! My friend faced this in Rasulpur last year. He thought he'd get a good deal since it's a newer area, but nope. Same broker dominance. They even cartelize the prices sometimes.
I tried those 'No Brokerage' groups on Facebook and WhatsApp, thinking I could bypass the system. Most of the listings there are either outdated, already taken, or, surprise surprise, posted by brokers themselves who just don't mention their fee upfront! It's a marketing gimmick. Are those Facebook groups really helpful, or just another waste of time?
Definitely a waste of time for the most part, yaar. I spent weeks scrolling through them when I was looking for a place in New Chandigarh. Out of 50 messages I sent, maybe 2 were genuine owners, and those properties were either too far or too expensive. The rest were brokers who started with 'Sir, I have many options, but there will be a small service charge.' It's a trap!
Sahi keh rahe ho. I've been trying for two months now for a 2BHK near Chandigarh University, which falls under Mohali, and it's impossible. Every single lead, whether from online portals or local boards, goes straight to a broker. They all demand at least one month's rent as commission. Has anyone actually managed to find something direct in Mohali or Zirakpur? Koi genuine solution hai kya?
Exactly! My experience was similar. Direct contact numbers are usually fake or belong to brokers pretending to be owners. Total waste of time and energy.
Haan bhai, I managed it once but it was pure luck. I found a place in Manimajra through a friend who knew the landlord directly. But that's like finding a needle in a haystack. Most of my other friends had to pay brokers, no other way around it. It's frustrating because the landlords also prefer brokers for screening tenants.
Yaar, you just voiced out what literally everyone is thinking! My lease is also ending in 3 months and I'm dreading the broker hunt again. Last time I tried finding a place in Zirakpur without one, it was a nightmare. Ended up paying 15k just for a 1RK because I was so desperate. This gatekeeping is real!
