Not proud of this but I almost got duped by a pre-launch scheme. I'm checking out 3BHKs in Shalimar Bagh, maybe The Kings Properties. Pre-launch offers seem good, but I'm wondering if it's just a marketing tactic. Yaar, is pre-launch pricing really a discount, or do they just inflate the open-market price later? My parents say wait for ready-to-move, but a construction-linked payment plan feels easier on my EMI right now. Also, this super area vs carpet area thing is a headache. Builders usually quote super area, but carpet area is what we live in. How much difference should I expect? Any hacks to verify it before booking? Trying to make a smart investment, ab samajh nahi aa raha kya sahi hai.

Yaar, pre-launch is almost always a bait-and-switch. They show you a lower price, but by the time it's actually launched, the 'discounted' price is usually higher than what it should be. Kings Properties ka toh track record bhi mixed suna hai Shalimar Bagh mein. Be careful.
