The ugly truth about fit-out possession before OC
Has anyone taken possession without an OC just because double rent and EMI were unbearable? I work in real estate but buying for myself is different, and I know what builders don't tell you about 'fit-out possession' traps. A builder near Sarjapur Road is pushing for handover without OC, saying approval bas aane wala hai... actually wait, BESCOM power issue ho sakta hai. Did anyone take this to Karnataka RERA or just wait it out?

I completely agree, waiting it out feels impossible financially, but entering an incomplete building is dangerous. Half the lifts never work properly during fit-out phase and fire NOC is usually pending.
True, direct meetings lead nowhere. What did you finally decide to do, did you take the keys or are you waiting for the proper OC update?
Most people in these zero project cases try mutual negotiation first because going to RERA takes its own time and legal fees are heavy. Direct meeting mein usually empty promises hi milte hain, but legal notice bhejna helps build pressure.
Has anyone here actually filed a complaint against Jai Shelters in Karnataka RERA recently, or are people just negotiating directly with their office?
Wait, does RERA actually protect us if we voluntarily sign an undertaking for fit-out possession and move in early?
True, my cousin signed one near Agrahara Layout and then water connection got stuck for two whole years. It became an absolute nightmare for daily living.
If you sign that fit-out declaration, builders produce that paper in Karnataka RERA saying possession was already handed over amicably. Many lawyers advise strongly against signing those vague indemnity bonds.
Honestly I was very tempted to do this last month because our current landlord raised rent by 15 percent, which is insane in this Bengaluru market right now. But a colleague in Aavalahalli told me that without an OC, you cannot even sell the flat easily or get a khata transfer done, so your life savings get completely blocked. Meri toh himmat nahi ho rahi.
Reading this made my heart sink, I am literally in the exact same boat with the rent plus EMI burden killing my monthly budget. Is this project by Jai Shelters? Because if it is, please pause and think twice.
Bhai, commercial rate can easily go up to 10 to 12 rupees per unit, plus DG backup charges alag se. We almost fell into this trap near Akshayanagar last year before backing out because of zero track record.
Commercial electricity bill aayega? How much higher is that compared to normal domestic BESCOM rates per unit?
Yes, I checked the portal details and it is Jai Shelters, they have 0 completed projects to show so far. A friend told me getting stuck without OC means paying commercial electricity tariffs to BESCOM, which will totally ruin any savings on rent.
