Just got possession near CyberHub, Anant Raj project. Jo extra costs aaye hain, dimag kharab ho gaya. Builder ne stamp duty, registration ke alawa, maintenance, power backup, PLC ke naam pe bahut loot liya. Secondary market mein bhi same scene hai kya? How to negotiate these hidden costs?

Secondary market mein bhi same scene hai kya? How to negotiate these hidden costs? Feeling totally cheated.

I booked a flat in a project near Basai, Builder ne last moment pe club membership, IFMS (Interest-Free Maintenance Security) aur fire safety charges ke naam pe 3 lakh extra maang liye. Bolte hain 'standard charges hain'. Pehle kyun nahi bataya? Itna budget tight hota hai first-time buyers ka, yeh log samajhte nahi. Bahut mushkil ho jaati hai manage karna.
Sahi kaha, yeh CyberHub area mein toh prices already high hain. What exactly were these 'hidden' charges? Were they mentioned anywhere in your Agreement to Sell or some annexure? Knowing the specific charges might help us tell you how to negotiate. Maintenance, power backup toh generally pata hota hai, but PLC (Preferential Location Charges) after possession is weird.
Totally relate bhai! Yeh builders ka toh standard practice ho gaya hai. Har koi aise hi loot raha hai. Bahut tension hoti hai first-time buyers ko.
