Things nobody tells you about Noida's resale market

The resale market in Noida feels stagnant right now, honestly. I'm trying to offload my 2BHK in Sector 78 for a 3BHK in Sector 150 or 107. Offers aren't great. I work in real estate, but my own sale feels different. What's the real ground reality on holding periods for maximum gain these days?
