Just moved into Downtown 66 last month, and things are a bit different than expected. Site visit pe jo clubhouse dikhaya tha, abhi tak toh almost empty hi rehta hai. Matlab, amenities kaafi high-end promise kiye the, but actual usage aur upkeep mein farak lag raha hai. Investor perspective se, kya yeh sab amenities justified hain premium pricing ke liye agar koi use hi nahi kar raha? Also, maintenance charges toh full on le rahe hain, but service quality mein thoda doubt hai. Kisi aur ko bhi Sohna projects mein aisa laga hai? Kya yeh common hai idhar?

But yaar, 5.2 Cr se 5.8 Cr ki range mein agar amenities use hi nahi ho rahi toh itna premium kyun pay karein? My biggest fear is paying for things that are just showpieces. Kya ye sab projects mein common hai Sohna mein?

Bhai, same experience with a project near Badshahpur. They showed a huge sports complex, but now it's mostly empty. Maintenance charges are still high though. Lagta hai ye builders ka naya trend hai, fancy amenities dikha ke price inflate karna.
