Thinking of downsizing in Noida, need your thoughts!

Kids have moved out, don't need such a big place anymore. I'm considering a 2BHK in Sector 124. Arihant Group projects look decent. What's the resale market like right now? Should I sell first and then buy, or the other way around? Also, ready-to-move is safer, right? Honestly not sure.
