Thinking resale for my first 3BHK in Chandigarh

Okay I'll be honest — I'm completely lost trying to figure out the Chandigarh property market. I'm looking at a 3BHK, maybe in Mohali Sector 71 or New Chandigarh, budget around ₹1.5 Cr. My parents want me to buy for end-use, but I'm also thinking long-term investment. Honestly, I'm worried about the resale market. Is it healthy right now, or are properties just sitting unsold? I hear conflicting things. How long do people usually hold onto their property here before selling for good gains? Also, for a 3BHK in this range, say from Omaxe or SBP Group, is it easy to find buyers after 5-7 years? Any experiences selling property in these areas?
