Thinking resale in DLF Phase 5, what am I missing?
Is negotiating on secondary market deals in Gurugram genuinely easier than new builds? I work in real estate, but buying for myself is different. For a 3BHK in DLF Phase 5, I'm eyeing resale. Seeing prices around ₹2.5 Cr for older Savyasachi projects, what hidden costs beyond stamp duty and registration should I really watch out for? Do specific charges pop up only in resale properties? Any experiences?

Totally feel you! Resale sounds tempting but the hidden costs scare me. Maintenance toh bahut lagta hoga na?
U1, haan, maintenance can be high. Transfer charges are definitely there in resale, usually 1-2% of the property value, paid to the society or developer. Plus, many older buildings need renovation, which adds up. Savyasachi projects might need a lot of electrical/plumbing overhaul. Don't forget property tax arrears either!
