posted on 9 MayThinking Salarpuria Sattva: my quality worries
Is Salarpuria Sattva's construction quality really holding up for their older projects? I'm looking at Sattva Lake Ridge near Gachibowli, thinking about a 3BHK around ₹1.8 Cr. My parents keep saying to check for plaster cracks and seepage after a few years, especially with these bigger builders. I'm honestly worried about what happens post-possession. Are they using good subcontractors, or is it cheap labor for the finishing? I've heard stories about some projects needing major fixes a couple of years in. Anyone living in their older developments around Financial District or Narsingi? What's your real experience with long-term quality? Just don't want surprises later, ab samajh nahi aa raha.

Market mein abhi bahut competition hai, especially for 3BHKs in Gachibowli area. Builders are cutting corners to keep prices competitive. ₹1.8 Cr for Lake Ridge sounds okay, but always factor in 5-10 lakhs for immediate touch-ups and potential fixes. It's the current market reality. Don't fall for the 'prestige builder' tag blindly.
See, I own a Salarpuria Sattva apartment in Narsingi, it's about 7 years old now. Initially, there were some minor plaster issues in the common area, but they fixed it. My personal flat has been fine, no major seepage or structural problems. But yes, their maintenance team is slow sometimes. It's not perfect, but not a nightmare either. Maybe check the specific project's resident reviews online, not just the builder's overall name.
Yes, it was a 3BHK, around 1700 sqft. Back then, it was closer to ₹90-95 lakhs, so your ₹1.8 Cr budget for Lake Ridge is a big jump! The market has definitely changed. My project had good quality tiles and plumbing, but the paint quality was average. They used standard contractors, nothing fancy. Hope this helps.
Thanks for sharing your experience! That gives some hope. Is your project also 3BHK? What was the general price range back then? Just trying to compare value for money.
I visited Lake Ridge last month. The sample flat is impressive, but I heard from a broker ki finishing mein thoda compromise hota hai after they get full bookings. My friend in Financial District bought a flat from another big builder, and after 3 years, seepage started in the bathroom. It's a real fear.
Bhai, Salarpuria is an old name (1986 established, right?). My uncle bought from them in Bengaluru ages ago, no issues. But Hyderabad is a different market, different contractors. Lake Ridge looks good on paper, but quality post-handover is key. Have you checked their RERA ratings for other projects?
RERA rating doesn't mean much for long-term quality, only initial compliance. Good question though, worth checking if there are any red flags.
Exactly! That's what scares me. RERA ratings are one thing, but actual resident experience is another. My cousin in Ameerpet had a terrible time with a different builder, fixing cracks for months. With ₹1.8 Cr for a 3BHK, we can't afford these post-possession headaches. The builder's HQ is Bengaluru, maybe their focus is more there and not as much on local Hyderabad projects?
Totally valid concern yaar. I'm looking at their project in Attapur and have similar doubts about the finishing. Sample flat is always amazing, but the actual delivery...
