Everyone glorifies the metro link and road upgrades, but nobody talks about the massive traffic bottlenecks spilling over into older pockets like Sector 7. Yes, capital values jumped nearly 20% in two years, but daily commute time hasn't improved at all. Actually wait, it feels worse during evening peaks. Inside amenities are mostly half-done in these newly delivered towers, club house opens 6 months late usually. Still, I agree that adjusting timings helps a bit, though it feels unfair after paying such a heavy location premium.

Flyover plans will take at least 3 to 4 years on ground, tab tak halat aur kharab hogi. If your agreement has a heavy forfeiture clause, backing out might cost you lakhs, so calculate carefully. True, the bottleneck is everywhere. Even toward Badshahpur crossing, the moment metro crowd disperses in the evening, shared autos block two full lanes. Ground reality is totally different from the brochure maps brokers show you on weekends at 11 AM.
Sector road entry itself is the mess. I went for a site visit near Baharampur Naya side last weekend around 7 PM and it took me 35 minutes just to cross a 900-meter stretch because e-rickshaws and cabs park on both sides near the feeder points.

I spent 4 months checking out flats near Airport Road (Gurgaon side) thinking it would give smooth connectivity, but prices are asking 14k per sqft for congested approach roads. Loan EMI plus maintenance will kill all peace of mind if traffic is still 45 mins for 3 kms.
