Tired of rent, eyeing Greater Noida investment
Did a site visit to SAP Homes last week, finally pulling the trigger after years of renting. The clubhouse looked great, but does anyone know if it's actually used, or just a ghost facility? Also, how are their security systems in practice? Thinking about long-term tenant attraction and resale value.

Dekho, for a first-time buyer, RERA is non-negotiable. The price range of ₹36 L – ₹54 L for SAP Homes is competitive, but the risks outweigh the benefits if there's no RERA and the possession is delayed from August 2023. I'd strongly advise against it, U1. Look for options in Alpha II or even some newer projects coming up near the expressway, they usually have RERA and better transparency. What did you finally decide after all this feedback?
I agree with the RERA concern. Also, for long-term tenant attraction, people usually look for well-established societies with good amenities and clear legal standing. Without RERA, and with possession already delayed, it becomes tough to convince a good tenant. Resale value will also suffer.
The small number of units (34) in SAP Homes could be a double-edged sword. On one hand, it might feel exclusive and less crowded. But on the other, maintenance charges might be very high per unit if there aren't enough residents to share the costs. Have you factored that into your budget, U1?

Absolutely, U6! Without RERA, the possession date (2023-08-01) being past due is even more concerning. What if they keep delaying? What if the quality is compromised? For resale and tenant attraction, a RERA-compliant project is always preferred. Total units are only 34, so maybe they are not registered due to small size, but still, it's a risk.
Haan U6, I'd suggest looking at projects that are RERA registered. Even if the price is a little higher, it gives peace of mind. Without RERA, builder ke against complain karna bhi mushkil ho jaata hai. Plus, the current market conditions in Greater Noida are a bit volatile, so safety first.

Clubhouse toh sab dikhate hain, use kitna hota hai woh asli baat hai. Mere dost ne ek project mein book kiya tha Alpha I Greater Noida mein, wahan bhi same haal tha. Security systems bhi paper pe ache lagte hain, but ground reality alag hoti hai. Have you checked the actual footfall in the clubhouse?
Bhai, pehle RERA number check kiya kya? SAP Homes ka toh RERA available hi nahi hai as per Propmyna data. Bina RERA ke toh bahut risky deal hai, especially for a first-time buyer like us. I'd be super cautious.
