U3, you're absolutely right to be concerned about delays. My friend booked with a similar builder near Alpha I Greater Noida, and the project is now two years behind schedule. They promised 2025, now it's looking like 2027. Always verify the builder's past work, not just what the brochures say. AU Aspire might be good, but cross-check everything.
U3, RERA 'Not Applicable' is probably because the project is still in early stages. Possession date is 2028-05-01, so it's a long way out. RERA registration usually happens closer to the launch or when construction picks up significantly.
