Titanium SPR: Clubhouse aur maintenance ka asli game?
Visited Signature Global Titanium SPR on Saturday. Honestly, the clubhouse in brochures looked amazing, but on-site, it felt like a ghost town. Log use karte hain ya bas showpiece hai? Maintenance charges ka kya scene hai? My parents say yeh baad mein bahut costly padta hai. Is the service quality worth it, ya sirf bill hi aata hai?

This is exactly why I'm so nervous as a first-time buyer. It feels like a gamble. You invest so much, and then you're at the mercy of the builder and the RWA for years. Has anyone here actually moved into a Signature Global project recently and can share their real experience with maintenance and amenities? Like, actual people using the gym or pool, not just showpieces?
My friend booked in a similar high-rise project, not SG, but another big name, and their clubhouse is also mostly empty. They pay almost 18-20 Rs per sqft as maintenance, and most of it goes into general upkeep, not actual amenity usage. For Titanium SPR's price point and 613 units, the maintenance committee will be key. If it's not well-managed, it's just a money pit. The possession date of 2031 means a lot can change in policies too.
I was actually considering Titanium SPR! The location is great, aur designs bhi achhe lage the. But this clubhouse feedback is a big red flag for me. Is the possession date of 2031-05-01 realistic? Aur is price range (5.0 Cr – 6.8 Cr) mein aur koi builder better options de raha hai kya with good maintenance history?
Realistic? Given the current market conditions in Gurugram, where many projects are facing delays, 2031 seems optimistic. Also, always check the RERA complaints history for the builder. That gives a clearer picture than just the RERA number.
2031 is a long shot, bhai. Builders often delay, especially with ongoing projects. As for other options, for that price, you might find something in Baharampur Naya area, but again, maintenance history check is crucial. Always ask for current residents' feedback before booking. Don't just go by sales pitches.
This is so frustrating! My parents are also warning me about maintenance. They say builders lure you with fancy amenities, but then either they don't deliver, or the charges are astronomical for basic services. For a project like Titanium SPR, with such a high price point, you expect top-notch service. Kya lagta hai, is it worth the risk?
Worth it toh bilkul nahi lag raha. Jab property ki price hi itni high hai (5.0 Cr – 6.8 Cr), then maintenance should reflect actual usage and quality, not just a way to milk more money. I'm looking at properties in Badshahpur as well, and even there, the maintenance quotes are getting out of hand. Seems like a common builder trick.
Yaar, I totally get what you mean. SPR mein yeh high-end projects dikhte toh bade acche hain brochure mein, but real mein toh bas naam ke hote hain. My biggest fear is paying so much for a flat aur phir maintenance ke naam pe loot machayein. Is this a common thing with Signature Global, ya sirf Titanium ka issue hai?
Same pinch, bhai! I visited another SG project near Airport Road last month, aur wahan bhi clubhouse was like a prop. No actual activity, just empty spaces. Maintenance charges they quoted were insane for the amenities on paper. It's a real concern for first-time buyers like us.
