Titanium SPR possession: Reality check needed?
3 months in Signature Global Titanium SPR, and I've learned a lot about possession checks. Clubhouse promised 'world-class' facilities, but actual usable space is much smaller. Green areas bhi utne open nahi jitne brochure mein dikhe. Jab possession milta hai, make sure you properly check everything, not just the flat. Builder ki baaton pe pura bharosa mat karo. Did anyone else notice this difference? Hope this helps someone.

My friend booked a flat in a Signature Global project a few years back, and even after possession, the promised amenities took ages to become fully functional. The swimming pool was ready like a year later. So, 'possession' doesn't always mean 'fully functional society'. This is something first-time buyers always miss. Check the operational status of everything.
I'm also considering investing in Gurugram, specifically around Baharampur Naya. The market is so hot right now, prices are just skyrocketing. But this post makes me wonder if I should wait. Is the Gurugram real estate market getting too overheated, leading to builders cutting corners?
Totally relate! I'm a first-time buyer and the whole process feels like a minefield. Builders show one thing, deliver another. Is there a way to hold them accountable for these brochure promises? Like, legally?
U7 is right. RERA protects you from major changes, but small things like green area size or clubhouse amenities can be subjective. The best thing is to get specific details in writing, not just rely on pictures. I heard Titanium SPR has 613 units, that's a big project, chances of discrepancies increase with scale.
Legally, it's tricky. Brochures are usually disclaimers ke saath aate hain saying 'artistic impression' and all. The RERA agreement is what matters most. You have to compare what's promised in the RERA documents vs. what's delivered. That's your best bet. But even then, minor deviations are often allowed.
Bhai, this is exactly what I'm scared of! I'm looking at Signature Global projects too, but in Badshahpur. Are these issues common with them? This makes me so nervous, especially with the huge amount we're investing.
The price range for Titanium SPR itself is ₹5.0 Cr – ₹6.8 Cr. For that kind of money, you expect top-notch, no compromises. If even at this price point, they are cutting corners, then it's a huge red flag. Badshahpur mein bhi similar issues ho sakte hain.
Yes, I agree with U3. My uncle faced similar issues with a different builder near Airport Road. The sample flat was amazing, but the final product was just okay. Always read the fine print in the agreement, not just the glossy brochure. What price range are they quoting you for Badshahpur?
Haan yaar, this is a very real concern. Builders often oversell. It's not just Signature Global, almost everyone does it. You really need to visit the site multiple times, even before booking, and check out their completed projects if possible. The RERA number for Titanium SPR is GGM/831/563/2024/58 DATED 03.06.2024, so it's quite new. The possession date is 2031, so there's a long way to go, things can change.
