Title clarity: what buyers miss in Gurugram

Title clarity is the biggest headache when looking at Gurugram properties, especially with all the new projects. I'm fed up of renting, finally taking the plunge to invest. How do you guys actually verify builder legal track records and RERA status beyond just the certificate? Thinking about places along Dwarka Expressway. Any red flags to watch out for with M3M or other major players?
