Big Block South City 2 – looking at a unit there, but the legal stuff is stressing me out. I'm trying to be super careful with due diligence, especially since it's an investment. How do you guys actually verify RERA registration? Is just checking the website enough, or are there hidden details? And what about title verification? My lawyer mentioned encumbrance certificates and NOCs from banks, but honestly, I'm not sure what to look for there. Heard some horror stories about builders delaying OC or having sketchy clauses in the buyer agreement. How do you spot those red flags early on? Don't want to get stuck with something I can't exit later. Any tips for a first-time investor?

Bhai, totally feel you! Mohali mein investment ka soch raha hu but ye title defects aur builder ke issues sunke darr lagta hai. Especially jab first time buy kar rahe ho, har cheez naya lagta hai. Mera bhi yahi haal hai, RERA site pe check karna enough hai kya, ya aur bhi kuch dekhna padta hai?
Nahi bhai, sirf website se kaam nahi chalta. Documents bhi check karne padte hain, specially the land title.
