Is title verification really that big a deal, or do most people just rely on builder assurances? I'm looking at a 2BHK in Ramprastha Platinum Premier, maybe for around ₹75L, and my parents are pushing me hard to get an encumbrance certificate checked. Honestly, I thought RERA registration was enough to protect my investment, especially with builders like KS Builders. Are there specific Ghaziabad-related title issues I should worry about? I've heard stories about older projects in Indirapuram having weird land disputes. Wondering if anyone has actually found major red flags during title checks for newer properties here. How much does one of these checks even cost, and is it worth it for an investment property? Or am I overthinking this?
