My lease ends in 4 months and I'm seriously looking at 3BHKs in Greater Noida, upgrading from my 2BHK in Sector 150. Budget is around ₹1.5 Cr, eyeing projects like ATS Province D Olympia or even Civico Infra. But honestly, legal due diligence seems like a minefield for investors like me. How do you guys properly check a builder's RERA compliance and track record beyond just seeing the registration number? What are the absolute must-do title verification steps that people often skip, aur kya encumbrance certificate pe zyada focus karna chahiye? I'm worried about tricky builder-buyer agreement clauses. Which ones should I absolutely watch out for that favour the builder too much? Is RERA complaint process actually effective if things go sideways? Any advice on finding a good lawyer for this?
