I'll be honest, my initial assessment of the 'Top Builders' corridor was overly optimistic based purely on project brochures. Commuting there, especially during peak hours, is a real challenge; infrastructure isn't keeping pace. Traffic bottlenecks near Sector 66-67 intersections are constant. Projects like Ambika Florence Park offer amenities, but actual rental yield seems to stagnate around 3.5%, not the 4.5% brokers quote. Maintenance charges are also higher, impacting net ROI. Has anyone else found the living experience less premium than advertised? Or is it just my project? My investment thesis might need recalibration.
