Top Builders corridor premium: All hype or worth it?

Currently in a 2BHK in Marathahalli, thinking of upgrading to a 3BHK or villa now that my loan tenure has reduced. Been looking at the 'Top Builders' corridor. Brochures sound amazing, but what's the actual ground reality there? Is the premium truly justified? My budget's around 2.5-3 Cr, and honestly, the price jump from my current place feels huge. I'm already carrying a home loan, so every rupee counts. Is the commute really bad during peak hours? What about water/electricity stability? Are there hidden costs beyond maintenance? What's local infra like for schools, hospitals? Ads never cover these. Any residents share honest pros/cons? Not just the shiny bits, but the real struggles too... should I even consider it?
