Top Builders corridor Sohna — sab bolte hain investment ke liye sahi hai. I'm checking out a 2 BHK for my first home. Honestly, I'm nervous. Kya yahan koi hidden issues hain? Like water supply ya connectivity problems? Parents bolte hain OC, possession delay ka scene. Koi red flags hain kya jo pata hone chahiye?

Just checked the Ashley Estate website, seems like they're new in the game. Zero projects completed is a HUGE red flag, especially for a first-time buyer like you. You're putting your life savings into this. Have you checked their RERA registration number and details thoroughly? Kahi project RERA registered bhi hai ya nahi?
It's a tough call for first-time buyers because established builders often have higher prices. But with zero project history, the risk is exponentially higher. Maybe look at projects from smaller but experienced local developers in areas like Badshahpur or even towards Baliawas, who have delivered at least 1-2 projects successfully. It gives some peace of mind. Sohna offers good value but the builder choice is crucial.
Yeh naye builders ka yahi problem hai. Promises toh bade bade karte hain, but delivery mein hamesha piche reh jaate hain. Better to go with established names, even if it means paying a bit more or compromising on location slightly. Don't risk your first home.
U5, you're right. Ashley Estate ka koi RERA number listed nahi hai for any completed projects. Sirf naye projects ke applications dikh rahe hain. This means they haven't delivered anything yet.
OC aur possession delay ka scene toh har dusre project mein hai Gurugram mein, Sohna mein toh aur bhi zyada chances hain. Mere ek cousin ne Sector 70 mein ek project liya tha, 2 saal late ho gaya possession, aur abhi tak OC ka wait kar rahe hain. Builder ne bas date pe date di. Ek toh first home hai, upar se yeh tension. Builder ke past projects ka record check karna bahut zaroori hai. Kahin aapka paisa phans na jaaye.
Sohna corridor as an area has potential, no doubt. But the issues your parents mentioned are very real. Connectivity is still developing. Airport Road side se toh theek hai, but andar ki roads sometimes are not great. Water supply ka bhi sunte rehte hain, especially in newer sectors. Kya aapne site visit kiya hai aur wahan ke locals se baat ki hai?
I agree with the current situation, but the area is developing fast. Government plans for infrastructure are quite aggressive, especially the extended Sohna Elevated Road. Once that's fully functional, connectivity will improve significantly. Thoda long-term vision rakhna padega.
Connectivity ka toh sach mein issue hai. Public transport options abhi bhi limited hain. Agar aap daily commute karte ho Gurugram side, toh it can be a hassle. Private vehicle hai toh theek hai, warna cab/auto pe depend karna padega. Metro connectivity toh abhi door ki baat hai.
Bhai, aapki nervousness totally justified hai. Sohna ka naam toh bahut hai investment ke liye, but jab pehla ghar lena ho, toh har cheez check karni padti hai. Maine bhi suna hai ki kuch builders wahan kaafi naye hain. Ashley Estate ka kya scene hai? Unka koi track record hai kya pehle?
Haan, bilkul sahi kaha. Naye builders se bach ke rehna chahiye. Mere ek friend ne Baharampur Naya mein aise hi ek new builder ke saath deal ki thi, abhi tak possession nahi mila use. Sirf promises reh gaye.
Ashley Estate? Unka toh zero projects ka track record hai as per RERA portal! Matlab, pehle koi project deliver hi nahi kiya hai. Ye toh seedha-seedha red flag hai, especially for a first-time buyer.
