Noida Extension — I'm trying to figure out my own property here. I know the market well, but buying for myself feels different. Looking at Parsvnath Platinum (ready) versus Aurum Alumni Accord (upcoming). Platinum's around ₹95L for a 2BHK, already complete. Accord is pricier, ₹1.4 Cr+, and still UC. Is the 5-year appreciation potential significantly better with Accord to justify the higher total cost of ownership? Or is Platinum, being ready-to-move, just a safer bet overall? Need honest opinions.

My personal experience says, stay away from UC projects unless the builder is top-tier with a spotless record. Dekho, agar long-term appreciation dekhni hai, toh new projects like Aurum Accord hi better hote hain. Upcoming projects mein initial price kam hoti hai (though Accord is already 1.4 Cr+), aur completion tak value badhti hai. Ready-to-move mein appreciation potential thoda limited hota hai, especially if the area is already saturated. Plus, Accord will have all modern amenities, better construction quality as per new standards. Of course, builder ka track record dekhna padega, but for me, a new project with growth potential is more attractive, even if it's pricier.
Sach kahu toh, Parsvnath ke naam se thoda darr lagta hai. Unke kuch purane projects ka track record bahut kharab raha hai. Platinum toh 2009 ka possession hai, that's really old. I'm worried about maintenance, quality, and resales for such an old project. Parsvnath ka track record kaisa hai, especially in terms of delivery aur after-sales support? Koi batao please.

Totally agree with you, U3. Parsvnath ne bahut logon ko rulaya hai. Mere ek friend ne Alpha I Greater Noida mein unka ek project book kiya tha, 5 saal late mila. Uska pura budget hil gaya tha. Toh even if Platinum is ready, I'd be very cautious. Unki overall brand image ko dekho. Maintenance bhi baad mein issue ban sakta hai, especially with older projects and a builder with a patchy record.
Haan, aap sahi keh rahe ho. Parsvnath Platinum ka possession date October 2009 hai, RERA number UPRERAPRJ4232 hai. Matlab kaafi purana project hai. Builder ki reputation mixed hai. But for Platinum specifically, since it's already delivered, the main concern would be the building's age and current condition, not delivery delays now. Check karna padega ki society maintain kaise ho rahi hai.
Bhai, for a first-time buyer like me, ready-to-move Parsvnath Platinum sounds like the safer bet. ₹95L for a 2BHK that's already built, no tension of construction delays ya builder issues. Aurum Accord sounds fancy, but that 1.4 Cr+ price tag for an upcoming project, it's just too much uncertainty. What if it gets delayed for years? My EMI starts, rent continues, double burden ho jayega. Safer option is always better, right?
