₹85 lakh for a 2BHK in Sector 16B, Noida Extension. RENOX GROUP ka total cost sunke dimaag kharab ho gaya. Base price se kitna upar jaa raha hai! Floor rise, PLC, stamp duty, registration – sab mila ke ₹10-12 lakh extra. Is pe kuch negotiation possible hai ya sab fixed? Fed up of renting.

85 lakh for a 2BHK in Sector 16B? That sounds really high, even for total cost. Are you sure about the per sqft rate they quoted?
U8 is right. My brother just bought a 3BHK in Alpha I Greater Noida from a different builder, and his all-inclusive came
U4, I think base rate was around 4800-5000/sqft but with all charges it goes to 6000+ easily.
Bhai, ye toh common game hai builders ka. Base price bas dikhane ke liye hota hai. Jab maine Alpha-II Commercial Belt mein ek plot dekha tha, tab bhi aise hi extra costs nikal ke aaye. Floor rise, PLC, IDC, FFC... sab milake 15% tak badh jaata hai. Negotiation bahut mushkil hota hai, mostly fixed hi hota hai unless project stuck ho.
Totally feel you! Noida Extension mein prices skyrocket ho rahe hain. Mera bhi same haal hai, Renox Group ka toh suna hai ki hidden charges bahut hote hain. Did you check their RERA status for this project?
Haan U6 sahi keh raha hai. Mera ek friend Alistonia Estate mein phasa hua hai Renox ke ek project mein. RERA deadline kab ki nikal gayi, abhi tak possession nahi mila. Total cost badh gayi hai due to interest and rent. Builder bas dates pe dates de raha hai. Be very careful with Renox, unka track record utna accha nahi hai.
U2, good point. Renox Group ke kuch projects ka RERA status thoda dicey hai. Sector 16B waale ka last time jab check kiya tha, completion date extend ho chuki thi. Make sure to cross-check on the official RERA UP portal.
