I'm in real estate, but buying my own place is a whole different headache, especially with Total Environment's Magic Faraway Tree. Brochure mein jo amenities dikhate hain, woh real mein kitne useful hote hain daily? I mean, the fancy sports stuff, clubhouse... is it actually used, ya bas show-off ke liye hai? And yaar, the super area vs carpet area games... for ₹3.72 Cr, the actual usable space feels so kam. What's the real carpet area ratio here? Builders don't tell you these things clearly. Has anyone moved into a similar TE project and found amenities disappointing or space inefficient?

This discussion is so relevant. On one hand, TE does have a unique design aesthetic that many people love. But on the other, the points about amenity utility and carpet area are valid. It's a huge investment, especially with current market conditions in Bangalore, property prices are just insane. My advice would be to visit the site multiple times, talk to current residents if possible, and get everything in writing about the exact carpet area and maintenance schedule for amenities. Don't get swayed by just the brochure pictures.

That 65-70% figure is exactly what makes me nervous. Paying almost 4 Cr for a 1500 sq ft apartment, and only getting 1000 sq ft usable space? That's daylight robbery. Builders need to be transparent. I saw a project in Aavalahalli where the builder was upfront about a 75% carpet area ratio, which felt much fairer. This super area game is designed to confuse first-time buyers like us.
From what I've seen in their other projects, TE's carpet area is typically around 65-70% of the super area. Sometimes even less for smaller units. You'll need to press them for the exact number for your chosen unit. It's a common trick to inflate super area.
Bhai, my cousin booked in a different TE project near Akshayanagar a few years back. The amenities looked amazing on paper – a private forest, a huge gym, even a mini-golf course. But after moving in, he says half of it is never maintained properly or is just too far to be convenient. The 'private forest' was basically a few trees. And the super area to carpet area ratio was shocking. For the premium they charge, it felt like paying for air. He really regrets not doing a deep dive into the actual usable space.

Haan yaar, sahi keh rahe ho. TE ka track record with timelines is not great. My friend's project in Agrahara Layout got delayed by almost a year. Always double-check these dates and don't rely solely on what they promise verbally.

Totally agree with the OP! Har builder ka yahi haal hai, especially with these 'luxury' projects. Brochure mein toh Olympic size pool dikha denge, but real life mein koi use nahi karta. And the carpet area thing is a nightmare. For 3.7 Cr, I expect usable space, not just fancy words. My friend booked in Agrahara Layout, same story.
Exactly! My sister bought in another 'premium' project, not TE, but same problem. The swimming pool is always undergoing maintenance, and the gym equipment is outdated. We pay huge maintenance charges for what? Just for the 'brand image' of having these facilities.
Totally agree with you. Amenities are just for show-off these days. Nobody uses them after the initial hype.
