Okay I'll be honest — I completely underestimated how confusing this process is, especially with legal checks. I'm looking at a 3BHK in Dwarka, maybe Himalaya Apartments, but also considering a project by Vertical Vision Welfare Organisation. My parents keep saying 'builder ka track record dekho pehle', but honestly, how do you even check that properly beyond RERA? I mean, RERA website pe bas registration dikhta hai, but what about past disputes or any hidden cases? Koi batao, title verification ke liye kya steps hain jo log aksar skip kar dete hain? I don't want to get stuck with an issue later, especially with my investment. Is it worth hiring a separate lawyer just for due diligence? Feeling a bit lost here. Has anyone faced issues with properties near the UER-II due to title problems?

Vertical Vision Welfare Organisation? Be very, very careful with them. I've heard some not-so-good things from a friend who almost booked with them a few years ago. Possession dates ka bahut issue rehta hai aur quality bhi compromise karte hain. Did you check their RERA status properly? Sometimes projects get delayed indefinitely and RERA fine is just a slap on the wrist for them.

RERA is good for basic info, but for deeper dives, you need to literally dig. I know someone who went to the land records office directly. It's a pain but necessary. 'Past disputes' wala part RERA mein nahi milta.
