Tough choice: Anno Tayyab Lane for family home?
Is Anno Tayyab Lane genuinely good to live in daily for a family? My wife and I are looking for a bigger flat, need at least a 3BHK for our growing family. Anno Tayyab Lane looks affordable at around 23L, but I'm worried it might be too small or the area not great for kids. What's the neighbourhood like for schools and safety there? My wife's priority is a safe place for the children, and good schools nearby for their admission. Honestly, I'm not sure if this place really fits the bill for a long-term family home. Anyone living there or nearby, what's your take? Should we seriously consider it?

I'm also a first-time buyer and totally get your nervousness, U1. This whole process is overwhelming. From what everyone is saying, it seems like Anno Tayyab Lane might be a compromise on space and amenities for the price. Maybe list down your top 3 non-negotiables for a home and then compare it to this project? For me, safety and good schools are paramount, and it sounds like this place is just 'okay' on those fronts.
The market sentiment in Delhi right now is a bit tricky for older, completed projects. While the price point of Anno Tayyab Lane is attractive, sometimes paying a little more for a newer project with better amenities and infrastructure makes more sense for long-term family living. Resale value might also be a concern later if the area doesn't develop much more.
My neighbour actually bought a 2BHK in Anno Tayyab Lane back in 2018. They liked the price, but within two years, they were already feeling cramped. They have one child. For a 3BHK, you should definitely physically visit and measure the rooms. Don't just go by the numbers on paper. The 23L price is tempting, but if it doesn't meet your space needs, it's not worth it in the long run. Also, check the water supply situation.
I used to live a few blocks from Anno Tayyab Lane before moving to Alaknanda. For schools, there are a few decent options within a 3-4 km radius, nothing exceptional but manageable. Safety wise, it's generally okay, but the inner lanes can get a bit congested and dimly lit at night. My main concern would be the open spaces for kids to play. Does the complex have a proper park or play area?
I heard from a friend who visited Anno Tayyab Lane recently that the common areas are quite basic. No big park inside the complex. Kids usually play on the street or in small, unkempt patches. For schools, try looking towards areas like Anand Niketan, they have better options but obviously, prices will be much higher.
That's a very valid point about play areas. For kids, especially in today's times, a safe, dedicated space to play is non-negotiable. If it's just a concrete jungle, it's not ideal for family life. Did you notice any good amenities when you were there?

Exactly what U2 said. My cousin looked at a similar project near Anand Vihar last year, the price was attractive but the space was just not practical. Plus, Anno Tayyab Lane is an older project, possession was 2017. You need to check the maintenance and overall upkeep of the society now. Older buildings sometimes come with hidden costs.
Bhai, 23L for a 3BHK in Delhi? That sounds too good to be true, especially for a completed project. Have you checked the actual carpet area? Often, these 'affordable' projects have really compact rooms. For a growing family, that might be a tight squeeze.
