Noida Extension — I've been tracking builder track records closely for my next investment. Jewar Airport ki वजह से Sector 150 and Yamuna Expressway micro-markets mein sentiment high hai, prices ₹1.5 Cr se ₹2.5 Cr tak ja rahe hain for 3BHKs. My primary concern is on-time delivery and actual construction quality. Godrej Properties aur ATS ka reputation generally better hai, but Gaursons aur ACE Group ke projects mein post-possession issues kaafi sunne mein aaye hain. Does anyone have recent insights on their finishing quality, like plaster cracks ya seepage, after 2-3 years? Also, resale value 5 years down the line, especially for Mahagun or M3M projects? I'm looking for long-term ROI, not just initial hype. Hope this helps someone.

Totally agree with your concern about construction quality, especially with Gaursons. Mera ek dost ne Gaur City mein liya tha, plumbing issues shuru ho gaye the 1.5 saal mein hi. Resale value ka toh pata nahi, but initial headache bahut hua usko. Sector 150 mein Godrej ke projects kaafi hyped hain, but kya woh quality maintain karenge after delivery? Thoda doubtful hoon.
Haan bhai, same Gaur City experience. My neighbour also faced cracks within two years of moving in. Builder ne aake bas plaster kar diya, problem solve nahi hui.
