Resale of my existing property is almost done, and now I'm stuck trying to find a decent compact flat. Kids have moved out, so my big house feels empty. I'm looking at Trehan Luxury Floors in Sohna, but honestly, the 'luxury' tag feels like marketing fluff. Everyone talks about the fancy amenities, but will I actually use them daily? Or is it just high maintenance charges for a gym I'll visit twice? The floor plans look okay, but I'm worried about true carpet area efficiency. Is it genuinely a good home, or just good on paper? Disagree? Tell me why.

Ultimately, you need to decide what's important for you. If you're downsizing and want a compact, well-built home, then focus on the structural quality and actual usable space. The 'luxury' amenities are usually just a marketing hook. What's the per sqft rate they are quoting for the super area?
They're quoting around ₹8,500-₹9,000 per sqft on the super area. But the carpet area is significantly less, that's the main concern.
Current market conditions in Gurugram are very builder-driven. They are all pushing 'luxury' to justify higher prices and smaller spaces. For a first-time buyer, it's crucial to look beyond the fancy brochure. Is Trehan known for timely possession? That's a bigger luxury than any clubhouse.
Trehan ka track record mixed hai. Kuch projects time pe deliver kiye hain, kuch mein delays bhi hue hain. For a project with 408 units, and an 'ongoing' status, Dec 2026 seems a bit tight. My friend faced a similar issue with a builder near Baharampur Naya, they kept extending the possession date by months. Always check their previous project completion certificates vs promised dates.
I visited Trehan Luxury Floors last month. Location wise, Sohna is developing fast, but it's still quite far out for many. For ₹1.9 Cr, and a possession date of Dec 2026 for a compact flat, I feel there might be better options. The total units are 408, so it's a huge project, which can mean delays. Did you explore anything closer to Airport Road (Gurgaon side) or even some completed resale projects? Sometimes older properties give much better carpet area.
Exactly! Airport Road is too expensive now. Sohna is the new 'affordable' Gurugram for people like us. But still, 1.9 Cr is a big amount.
Airport Road toh ab first-time buyer ke budget se bahar hai, bhai. ₹1.9 Cr mein wahaan kya milega? Sohna is still affordable for many. But your point about older properties having better carpet area is valid.
Totally understand your dilemma. I'm also a first-time buyer and the 'luxury' tag is super confusing. Trehan Luxury Floors ka RERA number 83 OF 2021 hai, which is good, but yes, ongoing projects can be tricky. Have you checked their actual site? Sometimes the sample flats are misleading. Carpet area efficiency is my biggest fear too, they always quote super area. What kind of amenities are they promising?
Haan, sample flat dekh ke toh sab acha lagta hai. Actual delivery mein fark aata hai. Carpet area ka toh scene hi kharab hai, they always hide the actual usable space.
U3, amenities mein wahi typical gym, clubhouse, swimming pool. But honestly, kitne log use karte hain? My cousin booked in a 'luxury' project near Badshahpur, aur uska gym toh aaj tak theek se functional nahi hua. Sirf maintenance badh jaati hai.
Sahi keh rahe ho yaar. 'Luxury' toh bas naam ka reh gaya hai. Sohna mein ₹1.9 Cr for a 'compact' flat, that too with Dec 2026 possession? Bahut risky lag raha hai.
