Trinity Provica: is the paper vision real?
Honestly, figuring out this next home move is way more stressful than I thought it'd be. I'm currently in a 2BHK in Greater Noida West and thinking of upgrading to a 3BHK. Trinity Provica Dream Valley caught my eye, but it's an upcoming project. The price range (₹57.90 L–₹62.09 L) feels steep for something still in development, but the plans look decent. I'm wondering if it's genuinely good for daily living, or just looks good on brochures? What's the neighborhood quality like around there? Are schools, hospitals, and markets easily accessible, or is it still pretty isolated? Also, what's the community vibe usually like in these newer, upcoming societies? Is it friendly or does it take ages to build a community? Any thoughts on whether the price jump is worth it for an upcoming project like this? I already have a home loan, so this is a big decision.

My two cents: The price range for Trinity Provica, given it's an upcoming project with no RERA yet and 114 units, feels like you're paying a premium for future potential, not present value. If you're upgrading and already have a loan, consider the EMI burden versus the actual benefits. Is it worth the risk for a potential December 2025 possession, which might get delayed? Sometimes, a slightly older, RERA-approved project nearby offers better peace of mind.
Regarding the neighborhood around Trinity Provica, it's still developing. There are some basic shops and services, but for proper schools or big hospitals, you'd have to travel a bit, maybe towards Alpha II. The roads are okay, but public transport isn't fully robust yet. It will get better, but right now, it's not super convenient for daily living if you rely on nearby amenities.
U9, you're spot on about the infrastructure. I pass through that area sometimes. It's got potential, but it's definitely not 'ready' yet. For the price range of 58-62 lakhs, you'd expect a bit more developed surroundings, even for an upcoming project.
U9, that's what I was afraid of. My current 2BHK is super close to everything. Upgrading means I want better, not more isolated. 114 units also sounds like a smaller society, so community vibe might take longer to build, or it could be very close-knit. Hard to say.
Thanks for the info on the neighborhood, U9! That's a crucial point for me. I have young kids, so schools and a good hospital nearby are non-negotiable. Travel time to Alpha II for daily needs adds up, right? This makes the 'Dream Valley' part sound a bit too dreamy.
I checked about the RERA for Trinity Provica. From what I heard, they are still in the process of getting it. But it's true, an upcoming project without RERA is a huge gamble. What if the possession date of December 2025 gets pushed by years? It happens all the time in this market.
U6, you're right. 'In process' can mean anything. The current market conditions in Noida are already tricky with rising interest rates. Taking a risk on an unapproved project seems like adding more pressure. Budget-conscious buyers like us need more certainty.
U6, exactly! My friend booked a flat in a project near Alistonia Estate a few years back, and the possession was delayed by almost 4 years. Builder just kept giving excuses. It was a nightmare. So, 'in process' sounds like 'not yet' to me. Too much stress.
U4, you hit the nail on the head. No RERA is a massive issue. It protects us buyers from builder delays and misrepresentations. How are we supposed to trust a builder with such a big investment if they don't even have basic approvals yet? This makes me nervous.

Same pinch, U1! I'm also in Greater Noida West, near Ajayabpur, and looking to upgrade. Trinity Provica looks good on paper, but the lack of RERA is a huge red flag for me. How can they even market it without one? That's my biggest concern.
Bhai, upcoming projects mein hamesha risk rehta hai. Specially jab RERA number bhi nahi dikh raha. 58-62 lakh for something still on paper? Mujhe toh bahut risky deal lag rahi hai. Maybe look at ready-to-move options in Alpha I Greater Noida, at least you know what you are getting.
Totally understand your stress, U1! I'm also looking for a 3BHK in Greater Noida West and Trinity Provica ke brochures toh mast lagte hain. But haan, price point for an upcoming project feels a bit much. I'm worried about delays, yaar. December 2025 is still far.
