My kids' school admission is coming up next year and I still haven't locked down our new home. Noida Extension mein dekh raha hoon, especially for a 3BHK. Trinity Provica Dream Valley upcoming hai, price range higher side hai, but builder ka track record kaisa hai? Deliver kar paayenge time pe ya delays honge? Meri wife ko safety aur kids ke liye nearby schools bahut important hain. Elkens Sai Dham Residency completed hai, kaafi affordable bhi, but itna low price mein quality kaisi hogi? Floor plans efficient hain ya just numbers game? Kya wahan proper security aur good schools within 2km hain? Builder reputation pe trust karna chahiye kya for Trinity? Ya Elkens jaisa ready project lena better hai, even if it's super budget? Confused hoon yaar.

Elkens Sai Dham Residency ke floor plans dekhe hain maine online, they look compact but usable for a 3BHK. My main concern is, itna low price mein maintenance charges kitne honge? Aur security ka kya scene hai? Gated community hai ya open? Noida Extension mein security is a big deal, especially for families with young kids. Plus, for schools, 2km radius mein options kya hain? Sirf numbers game nahi hona chahiye, actual quality schools hone chahiye.
Low price matlab future resale value ka kya? Kahin phans na jaayein Elkens mein agar quality issues nikle toh. Yeh bhi sochna padega.
Elkens mein maintenance reasonable hai, around ₹2.5-3 per sqft. Gated community toh hai but security guards ka rotation kaafi hota hai, so vigilance is key. Schools ke liye, Amity International aur DPS Noida Ext. thode door hain, but kuch local schools 2km mein hain. Near Ajayabpur station, connectivity is good but check the school bus routes.

Elkens affordable hai but sometimes quality cuts dikhte hain long term mein, especially in finishes and common areas. Current market mein, ready-to-move projects ka premium bhi hai, but upcoming mein risk vs reward dekhna padta hai. It's a tough call.
Trinity Provica ka 'upcoming' status aur RERA number na hona, that's a HUGE red flag for me. ₹58-62 L for a project with 114 units and possession in Dec 2025 (almost 2 years away!) without RERA? Builder might be trying to bypass some regulations initially. My cousin got stuck with a similar builder in Alpha I Greater Noida, possession delayed by 3 years! Kids' school ka issue toh bahut serious hai, you can't risk that. Have you checked their previous projects for actual delivery timelines and quality?

Trinity ka ek project Alistonia Estate mein bhi tha, wahan bhi kaafi delays hue the sunne mein aaya tha. Unki website pe toh sab achha dikhta hai but ground reality different ho sakti hai. School admission ke liye toh ready-to-move hi best option hai.
