Been researching Trivor Aspire Apartment for a while from Dubai. Can't do a site inspection myself, so relying on community feedback. Project toh completed hai, but I'm trying to gauge the actual rental yield. Kya scene hai udhar? Kitna expect kar sakte hain per month for a 2BHK? Also, resale market kitna liquid hai? Ismein capital appreciation ka kya potential dikhta hai, ya already maxed out hai? Need to understand the long-term ROI. Thanks, yaar.

Trivor Aspire ki location theek hai, but us area mein competition bahut hai. Alpha I Greater Noida mein mere friend ne ek flat liya tha, 2 saal ho gaye abhi tak rental yield utna nahi mil raha jitna expect kiya tha. Resale bhi thoda slow hai. Capital appreciation ke liye long-term wait karna padega, immediate returns toh mushkil hain.
Bhai, Dubai se research kar rahe ho, toh pehle ye pakka kar lo ki project 'completed' hai ya nahi. Inki website pe 'completed' dikha raha hai, but possession date 2026-01-01 hai? Ye toh seedha seedha red flag hai yaar. ₹37 L – ₹93 L ka range bhi bahut wide hai for a 'completed' project. Rental yield aur appreciation ki baat toh baad mein aayegi, pehle possession ka scene clear ho jaye. Noida mein aise bahut cases hain jahan builder bas paperwork pe completed dikhate hain.

Exactly! Upar se RERA number bhi Not Registered dikha raha hai. How can a completed project not be RERA registered? This is super fishy. I'm also a first-time buyer and this kind of discrepancy makes me so nervous.
