Tronica City investment: Are prices already topping out?

Tronica City — I'm assessing this area for a potential investment property. From my experience, the current property prices seem a bit ambitious for its present infrastructure. I'm looking at a 2BHK project there, asking around ₹55L. Is this justified considering the future RRTS impact, or is there negotiation room? What's the realistic appreciation forecast for 3-5 years? Are current rates already baked in, or is there a calculated risk worth taking?
