True Blue Napa Valley is already COMPLETED. RERA number PRM/KA/RERA/1251/309/PR/181031/002104 hai. So, possession ka issue nahi hoga. But what about the maintenance charges? Aur any hidden costs that usually pop up with these luxury villas?

Yaar, ₹5.85 Cr for Sarjapur? Thoda zyada nahi lag raha? Even though the area is developing fast, like near Aavalahalli, this segment is very niche. Rental yield for such high-value properties is usually disappointing only.
Rental yields are definitely exaggerated for these high-end villas. Banks also get wary if the rental income doesn't justify the loan.
Completely agree with you. Maintenance charges will be sky-high for sure, luxury amenities hain toh bill bhi luxury wala hi hoga. Hidden costs? Bhai, they always find a way. Stamp duty, registration, legal fees, then interior costs – it adds up like crazy. I bought near Adigara Kallahalli and the final cost was way more than quoted.
