I'm based in Dubai and invested in a True Vision Realtors Pvt Ltd project in Sector 3, Noida. OC mil gaya, but now they're hitting us with insane maintenance charges that weren't disclosed earlier. Like, almost double what they initially quoted! I can't even do a site inspection myself right now. Has anyone else faced this with True Vision or other builders in Noida? Is this normal practice? I'm thinking of getting a property manager, but honestly not sure if they can even fight this. Legal route is so slow. Any advice on how to handle this from abroad? Should I just pay up? It's eating into my rental yield already. Need help!

Yahi toh problem hai. Builders loot rahe hain. RERA mein bhi koi sunwai nahi hoti jaldi.
Check the builder-buyer agreement carefully. There should be a clause about maintenance charges. If it's vague, you have a stronger case.
Sector 3 is getting expensive now, especially with the new metro line extension. But these hidden charges are a big turn-off.

@U1 Get a lawyer in Noida to help you with the AOA formation process. They can guide you through the legal requirements and represent you.
True Vision's reputation is not great to begin with. Should have checked their track record.
Legal route is slow, but it's the only long-term solution. Parallelly, try negotiating and forming an AOA.
Kya rate charge kar rahe hain maintenance ka? Per sq ft batao. Also, what amenities are actually functional? Sometimes they charge for amenities that aren't even complete.
NRI ho toh power of attorney de do kisi trusted relative ya friend ko. They can attend meetings and handle the legal stuff on your behalf.
Maintenance charges are usually based on the area of your apartment. What is the rate per sq ft they are charging? Compare it with other societies nearby in Sector 3.
@U1 Don't just pay up! Negotiate. Form a residents' association (AOA) and fight collectively. Strength in numbers, yaar.
Property manager se kuch nahi hoga. AOA is the key. They will represent your interests.
I bought in Sector 150 three years ago, and the initial maintenance charges were reasonable, but they've increased gradually over time. It's still manageable, though. But double? That's daylight robbery!
Sector 3 is quite prime though. Rental yield should be good even with the higher maintenance, no? Calculate the ROI properly before panicking.
ROI is important but the ethics of the builder are also important. These hidden charges are just wrong.
Bhai, True Vision ka naam hi kaafi hai. I heard similar stories from others. Double maintenance charges after OC is a classic builder tactic in Noida. Fight karna padega.
Haan exactly, Noida mein yahi problem hai. They promise the moon before OC, then show their true colors.

U3, RERA complaint file karo! That's the only way to get them moving.
This is why I always say, do your due diligence before investing. Check the fine print, especially the maintenance clauses.
